A pack gives you 10, 25 or 50 personalized packets to use one closing at a time: for each closing you fill in the same short form (with that buyer’s own note) at no extra charge. Unused packets never expire. Every option is bought in your own name, as a gift for your own clients. Personalized orders can be cancelled for a full refund within 7 days of ordering if they haven’t been delivered yet, and a pack (paid once at checkout) gets a full refund within 7 days of purchase if no packets have been used, or a refund for its unused packets.

Frequently asked questions
Is this a physical item?
No, we don’t ship it. It’s a personalized, print-ready PDF on US Letter paper. Most agents print it at home or at any print shop and leave it on the counter at closing, in a folder or binder. Prefer digital? Email it to your buyers instead.
How fast will I get it?
Within 1 business day of your order, by email.
What do I need to have ready?
Your buyers’ names exactly as you want them printed, the property address and ZIP, and your name, company and phone as you’d like them to appear. Everything else is optional.
Can I add my logo?
Yes. Paste a link to your logo (PNG or JPG) in the order form. If you skip it, your company name appears in its place.
Does the preview above save what I type?
No. The preview is drawn in your own browser and nothing you type is sent or stored. To order, you’ll enter your details on the secure Gumroad form.
Does it work outside Arizona?
Yes. The packet works in every state. The checklists cover common residential doors, locks and windows, and they aren’t tied to one city or state. The only local part is an optional bonus page: homes in Arizona’s West Valley get a “Your Local Locksmith” page by default. Anywhere, you can add a locksmith you trust in the order form, and we’ll list them instead.
How many households does one packet cover?
A personalized packet or the Instant Sample Edition covers one household. A Packet Pack covers 10, 25 or 50 closings, one personalized packet per buyer household.
Inspectors, title and escrow: can I give this?
Yes, with a few simple guidelines:
- Buy in your own name, at the posted price, for your own clients.
- It’s a gift to your buyers, not a payment for client referrals.
- Don’t buy packets with another professional’s name on them (for example, an agent who sends you business). Put your own name on the packet and give it to your own customers.
- Rules vary by company and state, so please check with your broker or compliance team before ordering. Settlement service providers should check their own gift rules. This isn’t legal advice.
Agents: does my brokerage need to approve it?
It’s your gift to your client. If your brokerage has its own gift or marketing rules, follow those.
Do my buyers need new locks?
Usually not. Most buyers say “change the locks.” What they really want is to keep old keys out, and rekeying does that without new hardware.
Is this a home inspection?
No. It’s a general homeowner checklist, not a home inspection, a security inspection or legal advice. For rekeying, damaged locks or anything uncertain, your buyers should call a licensed locksmith.
Can I cancel or get a refund?
A personalized packet can be cancelled within 7 days of ordering for a full refund, as long as it hasn’t been delivered yet. A single packet is paid once at checkout, so you get the full $9.99 back. A Packet Pack is also paid once at checkout: within 7 days of purchase it gets a full refund if no packets have been used, or a refund for the packets you haven’t used yet. Delivered packets can’t be refunded because each one is made for one household, but if a detail is wrong we’ll fix it for free.
